2. THE INSPECTION : A Complete visual
inspection performed for the client
In accordance with the Standards of practice of the American Society of Home
Inspectors, Inc. (Which is the highest recognized organization for home inspections.)
This is a comprehensive property evaluation that usually can be accomplished
in 2 or 3 hours time. It addresses over 400 items in categories such as structure,
roofing, exterior, electrical, heating, cooling, insulation, ventilation, plumbing,
interior, and appliances. Plus any additional items that you are concerned about.
It is the inspectors goal to make you as familiar with the property as
the individual who is presently the owner. Thus you will better understand the
condition of the house (how well built and maintained it is). Our inspections
also include important maintenance items and the issues you are most concerned
about.
3. THE REPORT : The standard
of excellence in Inspection Reports
This report is not a rough checklist report! It is an individualized report
with detailed illustrations to give you more understanding of the defects observed.
A summary page that lists all of the most important defects of the property.
The defects are described in the following manner:
Major Concern: a system or component which is considered
significantly deficient or is unsafe.
Safety Issue: denotes a condition that is unsafe and needs
prompt attention.
Repair: denotes a system or component which is missing
or which needs corrective action to assure proper and reliable function.
Improve: denotes improvements which are recommended.
Monitor: denotes a component needing further investigation
or merits observation over an extended period of time.
